Torremolinos has the province's oldest purpose-built tourist stock, concentrated in La Carihuela, Playamar, El Bajondillo and the centre. A large share of buildings were originally built as tourist apartment complexes, which changes what a VUT can lawfully do.
How registration works here
Registration is regional: the property is declared to the Registro de Turismo de Andalucía (RTA) under Decreto 28/2016, which issues the VUT reference. The town hall does not issue the VUT itself, but its planning and ordinance position determines whether the use is lawful at the address.
Current restrictions
No general suspension applies, but the split between residential and tourist-apartment (apartamento turístico) stock matters more here than anywhere else on the coast. Units inside a registered establishment cannot always be let independently as a VUT.
What to check before buying or letting
- Establish whether the block is a registered tourist establishment or ordinary residential.
- Check whether the unit is bound to a single operating company (unidad de explotación).
- Confirm the property's own registration category, not the block's.
- Review fire and evacuation compliance in older towers before letting.
