Estepona combines a restored old town, a long beachfront apartment stock and the Nueva Milla de Oro developments towards Marbella. Registered supply has grown quickly in the new-build sector, where much of it is professionally managed.
How registration works here
Registration is regional: the property is declared to the Registro de Turismo de Andalucía (RTA) under Decreto 28/2016, which issues the VUT reference. The town hall does not issue the VUT itself, but its planning and ordinance position determines whether the use is lawful at the address.
Current restrictions
No blanket municipal suspension applies. Newer developments frequently restrict tourist letting in their own statutes from the outset, which is the most common reason a registration cannot be used.
What to check before buying or letting
- Read the developer's statutes on off-plan and recently completed units — restrictions are often built in.
- Confirm the first-occupation licence has actually been issued for the block.
- Check the registered capacity matches the number of bedrooms marketed.
- Confirm whether the unit is on a residential or tourist-use title.
