- What is a VUT or VFT licence?
- They are tourist registration codes for holiday accommodation in Spain. In Andalucía, VFT (vivienda con fines turísticos) and the newer VUT (vivienda de uso turístico) codes identify a dwelling registered for short-term tourist letting with the regional tourism register. A code normally includes the property type, the province abbreviation such as MA for Málaga, and a serial number.
- What is an ESFCTU number?
- It is a national short-term-rental identifier, sometimes called the número de registro de alquiler, which arose from the national registration framework created by Real Decreto 1312/2024 and the Ventanilla Única Digital de Arrendamientos. In 2026 the Tribunal Supremo annulled the core Registro Único registration provisions of that decree, in judgments of 19 May, 21 May and 1 June 2026, on the ground that the State lacked competence to create the national register. This website therefore does not treat an ESFCTU number as proof that an Andalucía property has a valid regional tourist registration, and we have no authoritative dataset to verify one. The judgments were not stated to operate retrospectively, so we also do not describe identifiers already issued as invalid. Check the Andalucía registration, such as a VUT or VFT number, separately. - Does a found result prove the property is legally compliant?
- No. It confirms only that a matching registration appears in the data we hold. It does not confirm current compliance with tax, safety, community or planning obligations, nor that the advertised property is the registered one.
- Does a not-found result mean the licence is fake?
- No. Our coverage is still being expanded, numbers are often mistyped in adverts, and registers change between imports. A not-found result means only that the number is not in the records currently available here. Check the official regional register for confirmation.
- Where does the data come from?
- Records come from official open data published by Spanish authorities — currently the Registro de Turismo de Andalucía (OpenRTA) published by the Junta de Andalucía. Source attribution is shown on each record.
- How often is the data updated?
- We import in controlled, rate-limited batches that are reviewed before publication rather than on a fixed daily schedule. Each record shows when we first and last saw it in the source, so you can judge how current it is.
- Why is the exact address not shown?
- Publishing the registered street address of a private dwelling is unnecessary for checking a licence and creates a privacy and security risk. We therefore keep addresses, holder names, contact details and cadastral references out of the public record.
- Why does the map only show a municipality or locality?
- Maps are provided for orientation, not identification. The marker points to the centre of the municipality or locality recorded against the licence, so you can see the general area without the property being pinpointed.
- Why are some accommodation names shown as “Registered holiday rental”?
- Some source records use a person’s name or a street address as the establishment name. Where our privacy checks detect that, we replace the public name with a neutral placeholder. The registration itself is unchanged.
- Can I report an incorrect record?
- Yes. Use the data correction request form. Tell us the licence number and what is wrong. We review every request, though corrections may need to be verified against the official source first.
- Does the site cover all of Spain?
- Not yet. Current coverage is selected holiday-rental licence records in Málaga province, Andalucía, and it is being expanded. The site is built to extend to further provinces and regions over time.
- Does the site charge users?
- No. Licence searches are free and no account is required.
- Are affiliate links or adverts used?
- The service is funded by advertising, sponsored professional listings and affiliate arrangements. Any such placement is labelled, and commercial relationships never influence what a licence search returns.
