Fuengirola is dense, largely apartment-based and predominantly older stock along the paseo and behind it, with Torreblanca and Carvajal at the eastern edge. Buildings are typically mixed residential and tourist use, which makes community position decisive.
How registration works here
Registration is regional: the property is declared to the Registro de Turismo de Andalucía (RTA) under Decreto 28/2016, which issues the VUT reference. The town hall does not issue the VUT itself, but its planning and ordinance position determines whether the use is lawful at the address.
Current restrictions
There is no municipal suspension in force. Because so much of the stock is mixed-use, the April 2025 LPH reform has more practical effect here than in most neighbouring municipalities.

- Check community minutes for any three-fifths vote restricting tourist letting.
- Confirm habitability and, in older blocks, that any refurbishment was declared.
- Verify lift and access arrangements against the registered capacity.
