Mijas splits into three very different markets: the coastal strip (Mijas Costa, La Cala, Calahonda, Riviera del Sol, El Faro), the inland village of Mijas Pueblo, and the residential expansion around Las Lagunas. Almost all registered stock is coastal, and most of it sits in large urbanisations.
How registration works here
Registration is regional: the property is declared to the Registro de Turismo de Andalucía (RTA) under Decreto 28/2016, which issues the VUT reference. The town hall does not issue the VUT itself, but its planning and ordinance position determines whether the use is lawful at the address.
Current restrictions
There is no municipal suspension of new registrations in Mijas. The practical limits come from urbanisation rules, parking and refuse provision, and community decisions on tourist use.
What to check before buying or letting
- Confirm the urbanisation's rules on short-term letting and key handover.
- Check whether the property is legally classified as residential rather than tourist-complex stock.
- Verify the address is inside the municipality — the Mijas/Fuengirola and Mijas/Marbella boundaries are not obvious on the ground.
- Look for outstanding community levies attached to the unit.
