Nerja sits at the eastern end of the province on the Axarquía coast, with a compact centre, Burriana and a large surrounding stock of villas and townhouses. Detached property makes up a much larger share of registrations than further west.
How registration works here
Registration is regional: the property is declared to the Registro de Turismo de Andalucía (RTA) under Decreto 28/2016, which issues the VUT reference. The town hall does not issue the VUT itself, but its planning and ordinance position determines whether the use is lawful at the address.
Current restrictions
There is no municipal suspension of new registrations. The recurring problem in Nerja is planning legality on rural and semi-rural property, where some dwellings cannot support a VUT declaration at all.
What to check before buying or letting
- Confirm the dwelling is on urban, not undeveloped rural, land.
- Check for any outstanding planning infringement file against the property.
- Verify private pool and safety compliance where the property is marketed with one.
- Confirm mains water and waste connections are formally registered.
