Marbella is not a single resort but a long municipality made up of very different neighbourhoods. Where you stay shapes your holiday — and, for owners, the kind of guests and rental demand a property attracts.
Marbella old town and centre
The historic centre around Plaza de los Naranjos offers narrow streets, restaurants and easy beach access. Properties are mostly apartments and townhouses. It suits couples and visitors who prefer to walk everywhere.
The Golden Mile and Puerto Banús
Between the centre and Puerto Banús lies the Golden Mile, with luxury villas and beachfront apartment complexes. Puerto Banús itself is lively, with the marina, shopping and nightlife. Demand here is strong in summer, and prices reflect that.
Nueva Andalucía and the golf valley
Inland from Puerto Banús, Nueva Andalucía is known for its golf courses and larger properties with private pools. It is popular with families and golfing groups who have a car.
San Pedro de Alcántara and the east
San Pedro has a more local feel, a renovated town centre and a long promenade linking to Puerto Banús. East of Marbella town, areas such as Elviria and Cabopino offer quieter beaches and pine-backed complexes.
