What is a VUT number? Andalucía's holiday rental registration explained

If you have looked at holiday rentals in southern Spain, you have probably seen codes such as VUT/MA/12345 in the listing. This short guide explains what those numbers mean and why they matter to guests, owners and buyers.
What the letters mean
VUT stands for vivienda de uso turístico — a private home let to tourists. Older registrations may use VFT (vivienda con fines turísticos). The two letters that follow identify the province, for example MA for Málaga, and the number identifies the individual registration.
Why the number matters
Andalucía requires holiday homes to be registered with the Registro de Turismo de Andalucía before they are let, and the number must appear in adverts. A valid number shows that the property has been declared to the regional tourism authority.
Where to find it
You can usually find the registration number:
- In the listing description or the 'licence' field on platforms such as Airbnb and Booking.com.
- On a plaque or notice inside the property.
- In the booking confirmation or rental contract.
How to check it
Enter the number into our licence checker. It compares the number against official public-data sources and shows the municipality, category and status recorded. If the number is not found, it may be mistyped, very recently registered or not valid — ask the host for clarification before paying.
Check a registration number
Enter the regional tourism registration shown on the accommodation listing, exactly as it appears. If you enter a recognised national ESFCTU identifier, we’ll explain what type of number it is. Different registration types have different levels of public-data availability, so a “not found” result does not necessarily mean the accommodation is unregistered.
